Application

Our Application fees are NON-REFUNDABLE. Each occupant over 18 will need to apply. Please do NOT apply if you have not viewed the property or attended a video tour (application will be denied). Even if you do not have pets you will be required to register and complete a Petscreeing.com profile at no cost. Once approved there will be a $500 NON-REFUNDABLE Holding fee (applied to move-in costs) to reserve the home until the move in date (up to two weeks). Applicants should be prepared to provide a Valid ID, Proof of Employment, Bank Statements, Prior Landlord References and a FICO score of 650 or above. *Exceptions may be made on a case by case basis, however they may require a higher deposit or other adjusted lease terms.

Pets

At Latchkey Realty & Property Management, we strive to create a fair and inclusive experience for all residents, including those with pets and assistance animals. We use PetScreening.com to help manage pet applications, ensuring consistency and compliance with all relevant guidelines. Pet restrictions and limitations may vary by property, but we are committed to following all HUD, ADA, and Fair Housing Act (FHAct) guidelines, as well as applicable state and local laws, Click Here. This process helps us support responsible pet ownership while maintaining an accessible and welcoming community for everyone.

*Assistance animals which include service animals and support animals are not considered pets and are not subject to any fees. We  require a complete approved screening via PetScreening.com. For an assistance animal, you must also upload your documentation verifying the need for your assistance animal(s) in accordance with HUD’s guidelines. For multiple assistance animals, documentation must specify the need for each animal. Your application will not be deemed complete until satisfactory documentation for each requested assistance animal has been uploaded. Please click HERE for more guidelines.

Payments

We  offer multiple convenient payment options to suit your needs. We accept online payments, automatic bank drafts, and Zelle for fast, secure transactions. Credit card payments are also accepted; however, please note that a processing fee applies to cover transaction costs.

Renter's Insurance

Renters insurance is a valuable safeguard for tenants, offering protection for personal belongings and liability coverage in the event of accidents, theft, or damage. It provides peace of mind knowing you're financially covered if the unexpected happens. Latchkey REQUIRES all tenants to maintain an active Renter’s Insurance policy with a minimum of $100,000 in liability coverage, naming Latchkey Realty & Property Management as additional interest. This requirement helps ensure that both you and the property are protected throughout your lease.
